South Quarter Phase IV

The country’s first affordable, multi-family development project to embrace the framework of the Living Building Challenge that defines the most advanced measure of sustainability

South Quarter Phase IV is the fourth and final phase of the South Quarter development (formerly Franklin Portland Gateay) and will continue to transform the Franklin and Portland intersection in the Phillips neighborhood of Minneapolis. Phase IV will be developed across from Hope’s headquarters at 611 East Franklin Avenue – on the northwest corner of Franklin and Portland Avenues. The development will be the country’s first affordable, multi-family development to implement Living Building Challenge™ standards. Initiated by the International Living Building Institute (ILBI) in 2006, the Living Building Challenge asks the question, “What if every single act of design and construction made the world a better place?”

The NW corner of Franklin and Portland Avenues was the site of an abandoned gas station for many years and has been vacant for the past ten years. The South Quarter is planned for this 1.2 acre site and will include more than 100 units of mixed income rental housing and community space. Future residents will benefit from its ideal location on a commercial and transit corridor as well as its proximity to downtown jobs, retail and recreation.
